Contract flexibility
No-commitment coworking relies on a service agreement, not a 3-6-9 commercial lease. The difference is decisive for a young company: one month’s notice makes it possible to shrink after a failed round, whereas a lease commits the company for at least three years.
Room to grow without moving
A 4-person team at pre-seed can reach 15 people after a seed round. The right operator offers the nomad desk, the private office and the full floor within the same network, to avoid moving every eighteen months.
Meeting rooms to host clients and investors
A B2B startup hosts prospects, candidates and investors. Meeting-room credits included in the membership change the real cost from two or three meetings a month.

1. Morning, the densest network to grow a team
Morning operates 40 spaces within Paris and 49 in total including the inner suburbs and Annecy, according to its sitemap. It is the densest Paris network in this comparison, which lets a startup pick its neighbourhood according to its hires or clients, then switch without changing provider.

The coworking membership includes 40 meeting-room credits per month, 24/7 access, phone booths, coffee, reception, cleaning and fibre internet. Commitment is optional: 6 months bring a 10% discount and 12 months 20%, but the base contract ends with one month’s notice. Team offices state a three-month notice period, still far shorter than a commercial lease. The security deposit is €420.

2. Deskopolitan, the 6,000 m² campus on boulevard Voltaire
Deskopolitan runs a 6,000 m² campus at 226 boulevard Voltaire, in the 11th arrondissement. Its other site, on boulevard Pasteur, has been occupied by a single company since late 2021 and is not open to the public.
The Voltaire campus has 72 open-space desks and 310 desks in private offices, accessible 24/7. The home page lists €7 excl. VAT per hour, €42 excl. VAT per day, a resident desk from €590 excl. VAT per month and a private office from €700 excl. VAT per desk. Other pages of the site show slightly different prices, from €620 to €750 excl. VAT depending on the plan.
Memberships come with no commitment and 30 days’ notice. The operator runs afterworks, workshops and talks. Its limit for a startup is its single address: a team hiring in western Paris or opening a second office has to change operator.
3. Hiptown, the lowest entry price
Hiptown has 13 sites in Paris, from the 1st to the 19th arrondissement. Its home page lists a nomad desk from €180 per month and a private office from €390 per month. Prices vary widely between sites, from €290 to €830 per desk per month.
Private offices host 1 to 20 people. Hiptown does not impose a 12-month commitment: a private office ends with one month’s notice, and any month started remains due on the nomad plan. Registered address services cost €39 excl. VAT per month for members and €49 excl. VAT for others.
Hiptown suits a startup of a few people that wants the lowest fixed cost. The 20-person ceiling per office, however, limits its appeal for a team planning fast growth.
4. Wojo, the widest spread of addresses
Wojo lists 45 coworking addresses in Paris in its sitemap. Only 7 are Wojo buildings (BnF, Gare de Lyon, Montparnasse Gaîté, Champs-Élysées, Madeleine, Saint-Lazare and Pigalle), the others are spaces located in hotels.

5. WeWork, an international network but a 12-month commitment
WeWork lists 22 spaces in Paris. Its monthly membership starts at €306 per month and on-demand access at €40 per day.
Private offices are listed from €2,360 per month for 4 people at Cœur Marais and €3,280 on rue La Fayette, plus taxes, based on a 12-month commitment. A contributor on the r/paris Reddit forum also reported small surfaces, around 2.5 m² per person, in some private offices.
WeWork remains relevant for a startup whose team often travels to London, Berlin or New York. For a Paris-based team looking for no-commitment coworking, it comes last in this comparison.
Station F, a special case reserved for programmes
Station F appears in almost every ranking of coworking spaces for startups. Yet the campus is not rented like a standard coworking space: access goes through one of its more than 30 programmes, run in-house or by partners.
The Founders Program, described as the most selective, lasts 3 to 18 months and costs from €259 per desk per month. The Landing Zone, open without a programme, is charged €269 excl. VAT per desk. The campus says it hosts more than 1,000 startups a year, and more than 9,000 since it opened nine years ago.
Station F remains an excellent option for an early-stage startup selected for a programme. For a team that was not selected, has outgrown programmes or wants to choose its neighbourhood, a flexible coworking space takes over.

A team of 4 to 10 people after a seed round
A private office becomes necessary for confidentiality and calls. Morning and Deskopolitan both offer private offices with short notice. Morning also lets the team choose among 40 Paris addresses.
A scale-up of 25 people or more
Beyond 25 desks, the choice narrows. Morning offers full floors for 25 to 100 people and standalone buildings from 75, with bespoke fit-out. Wojo builds offices of more than 100 desks on quotation, and WeWork full floors from 50 people, on an annual membership.
An international team
Once the team regularly works from several countries, WeWork’s global network regains the edge, provided a 12-month commitment is acceptable.
Mistakes to avoid before signing
- Signing a commercial lease too early. A 3-6-9 lease commits the company for three years. Office subletting is regulated and requires the landlord’s consent, which does not solve the problem of a shrinking team.
- Comparing day-pass prices only. For a full-time team, the monthly price per desk and the included meeting rooms drive the budget.
