The 8th arrondissement of Paris remains the most sought-after business address in the city. Renting an office in Paris 8th means choosing between coworking, a private office and a business centre, in neighbourhoods as different as Saint-Lazare, Monceau and the Golden Triangle. This comparison presents the four flexible office operators that concentrate the supply in the arrondissement: Morning, Wojo, Deskeo and Kwerk.

The office market in the 8th in 2026

The 8th is the heart of the Central Business District (QCA), the most expensive area of the Île-de-France market. According to JLL, prime rent in the QCA stood at €1,240 per sq m per year in the first half of 2026, up 3% year on year, and its vacancy rate is close to 7%.

“Prime rent in the QCA stands at €1,240/sq m/year, up 3% year on year.” JLL, Paris office rental market, press release of 6 July 2026

This level of rent explains the growth of flexible offices in the arrondissement. Instead of signing a nine-year lease and funding the fit-out, a company pays a per-desk price that bundles rent, service charges, furniture, cleaning, internet and reception. The office is ready on day one.

Morning’s 10 spaces in the 8th, neighbourhood by neighbourhood

Morning operates 10 spaces in the 8th arrondissement, counted on the morning.fr site map on 23 October 2026. Each space page displays its starting price per desk per month, so addresses can be compared before a visit.

Around Gare Saint-Lazare

The north of the 8th is the most convenient area for a team coming in from the suburbs. Morning has three large buildings there:

  • Amsterdam, 75 rue d’Amsterdam: 2,000 sq m over six floors, a large rooftop terrace and a private office from €690 per desk per month, the price listed on morning.fr on 23 October 2026. A dedicated open-space desk starts at €550 excl. VAT.
  • Général Foy, 6 rue du Général Foy: more than 2,200 sq m, five minutes’ walk from Saint-Lazare, with continuous balconies, from €870 per desk.
  • Laborde, 2 rue de Laborde: 2,800 sq m, an inner courtyard and a café counter, from €890 per desk.

Saint-Augustin, Penthièvre and Cambacérès

In the centre of the arrondissement, between Saint-Augustin and place Beauvau, Morning offers three addresses with distinctive atmospheres:

  • Saint-Augustin, 91 boulevard Haussmann, in the former Grand Marnier building, from €1,020 per desk.
  • Cambacérès, 6 rue Cambacérès: 2,150 sq m, a café counter and bright lounges, from €830 per desk.
  • Penthièvre, 4-6 rue de Penthièvre, with a colourful Memphis style and a Mediterranean feel, from €990 per desk.

Monceau and Miromesnil

Miromesnil, at 71 rue de Miromesnil near Parc Monceau, covers 2,600 sq m. Balconies, glass roofs and a tree-lined inner courtyard make it one of the brightest spaces in the network, from €970 per desk.

Golden Triangle, Concorde and Faubourg-Saint-Honoré

The south of the 8th brings together the most prestigious addresses:

  • Bayard, 22-24 rue Bayard, the former RTL headquarters, between avenue Montaigne and rue François-Ier: 800 sq m with planted patios, a gym and access to the building’s rooftop, from €950 per desk.
  • Concorde, 4 rue Royale: 6,000 sq m over three levels, a dedicated concierge and the Grand Salon facing the Obelisk and the Seine, from €1,120 per desk.
  • Faubourg Saint-Honoré, 128 rue du Faubourg-Saint-Honoré: five levels and terraces on the 6th and 7th floors, from €1,220 per desk.

Formats and contract

Across these 10 spaces, Morning covers the full range: nomad access, open-space desk, private office, independent floor and, on rue d’Amsterdam, an entire building. Nomad access is listed at €280 excl. VAT per month with a 12-month commitment, or €350 excl. VAT with no commitment. Meeting rooms can be booked by the hour, from €40 excl. VAT on rue d’Amsterdam, and company domiciliation is offered in the Paris spaces.

The contract is a service agreement, with no 3-6-9 lease. All addresses can be compared on Morning’s office rental Paris 8 page, and the shared offer on the coworking Paris 8 page.

Ideal for: a company of 2 to 100 people that wants to compare several parts of the 8th with a single operator, with a price known before the visit.

Wojo, round-the-clock coworking on rue Washington and at Madeleine

Wojo has two centres in the 8th, both in its Bâtiment Wojo range. On rue Washington, near the Champs-Élysées, the centre is open 365 days a year, 24 hours a day, with a terrace, a garden on a large rooftop, a bar and a dining area, in a building with BREEAM and HQE renovation certifications.

Prices are public: full-time coworking membership from €320 excl. VAT per month, a 12-day part-time plan from €230 excl. VAT, and a day pass at €32. Meeting rooms can be booked from €35 an hour for 4 people.

On boulevard Malesherbes, the Madeleine centre adds private offices, rented monthly on quotation or by the day from €99.90 for two people, along with 12 meeting rooms, a gym, a rooftop and a nap area.

Ideal for: a freelancer or small team working in coworking and booking rooms by the hour, at any time.

Deskeo, the private floor specialist

Deskeo offers 13 private office addresses in the 8th, according to its listing for the arrondissement. Floor areas range from 140 sq m on rue de Monceau, through a 200 sq m duplex overlooking a courtyard on rue de Miromesnil, up to a 2,100 sq m floor on rue du Faubourg-Saint-Honoré, designed for 90 to 200 desks, with parking in the building.

Each floor is reserved for a single company. The monthly package bundles rent, works, service charges, furniture, cleaning and internet, under a service agreement whose term and floor area the company chooses. On rue de Rome, near Saint-Lazare, the address has a gym and a 50 sq m terrace.

Ideal for: a company of 15 to 200 people that wants an entire floor under its own name, in the neighbourhood of its choice.

Kwerk, high-end hospitality in three buildings

Kwerk has all three of its addresses in the 8th: avenue de Messine (4,300 sq m, two 360° rooftops), rue de Courcelles (6,100 sq m and 880 sq m of outdoor space, with the restaurant Le Dana) and boulevard Malesherbes (5,600 sq m, with a 120-seat conference centre).

Formats range from an individual office of 10 to 60 sq m to an executive suite of 40 to 270 sq m, up to a private floor from 150 sq m. The wellness offer is extensive: sports studios open 24 hours a day, more than 40 hours of classes a week, saunas and a nap room.

Ideal for: a leadership team, a fund or a firm that hosts visitors in a hotel-style setting and wants a wide range of on-site services.

What to compare before signing in the 8th

  1. The exact neighbourhood. Between Saint-Lazare and avenue Montaigne, the team’s commute and the image of the address change a great deal. Our guide on where to locate your offices in Paris helps you decide.
  2. The price per desk and what it covers. Cleaning, internet, coffee, meeting rooms and domiciliation may be included or billed separately.
  3. The commitment period. A service agreement does not follow the 3-6-9 lease, but the notice period varies by plan. The options are set out in the guide to renting an office in Paris with no commitment .
  4. The registered office address. An address in the 8th can also be taken as domiciliation only, without a desk, as our guide to a company registered address in Paris explains.
  5. The team’s trajectory. An operator offering several formats in the same arrondissement avoids a move at the next hire.

To widen the search beyond the 8th, the ranking of flex office operators in Paris compares networks across the city, and our comparison of the Bourse district details the supply in the neighbouring 2nd.
